"There is a big gap between price and the quality or service. Internet access in the room requires an extra fee, and coffee availability is limited. Parts of the facility are quite old, and the fitness room is in poor condition. As a small consolation, breakfast could be included in the price to win guests’ hearts through their stomachs."

"Location was a little hard to get to since there is no warning about the drive way. Get in and the parking lot is tiny and couldn't find a place to park for check in or check out. Room was WAY smaller than we thought and pictures shown! Was actually blown away by how small the room was! The bathroom was dirty, dead bugs on the floor around the tub and dirt everywhere. The bed was horrible! No box spring or support other than a metal frame that made sonic noise it kept us up most the night! The bedding was thin and we froze most the night, even if we turned the AC off we died from the heat! The sheets were nasty, covered in diet and hair! I don't know if it was from the housekeeping or just never got switched!
Tv was ok but barely worked so watching anything was basically a joke and the water pressure was horrible! Speak of the bathroom, forgot to mention that black mildew on the walls and the rust and white crust formed on the shower, it made us panic! The room also had various bugs and spiders in the room and it made us super uneasy!
Were were celebrating our anniversary and it was the worst experience! We didn't even bother with the breakfast because the juice machine was out and the fruit and cereal looked questionable.
Overall I'd give this place a 1 star only because the service at check in was really nice. "

This cozy home is over 1300 sq. feet of comfortable living. Cozy on Carolina was our first home and we kept it due to all of our wonderful happy memories made there. This home is within 10 minutes of I-81, which is convenient to Bristol, Johnson City and Kingsport. It is surrounded by sidewalks and a nice neighborhood to walk. It has a fenced in backyard with patio furniture as well as a fire pit. It has just about anything you need to walk in and stay awhile. It is conveniently located to many things - grocery stores, restaurants and shopping. You would be located within 15-20 minutes of two state parks. It has 4 ball tournament fields anywhere from 5 minutes to twenty minutes away (Domtar, Brickyard, Winged Deer and White Top). The Reserve on South Holston River is a two story 4 bedroom 2 1/2 bath country home which sleeps 8 to 10 people. The home is located on the world famous tailwaters of the South Holston River down stream of South Holston Lake with over 1 mile of privately owned river frontage. One half mile of the frontage is perfectly groomed for your easy access and provides plenty of spots available for launching your boat, relaxing on the river bank or wading the waters.
A walking path is provided for accessing the river right from the back yard, as well as a private access which allows you to pull your vehicle right down to the river.
The Reserve is a pet friendly home but we ask you contact us for preapproval for any pet stay. We must have full information on pets before being approved for a pet stay. Feel free to contact us with any questions on a pet stay.
The home contains lots of county and rustic charm while providing you with the modern conveniences you love. The first floor contains Glenn and Grace's Master suite with king size bed and master bath. The master bath contains a stand up shower and garden tub. There is a cozy living room with 65 inch TV and 1/2 bath.
Emily and Mary Alice's kitchen includes all new stainless appliances and contains everything you need to prepare meals. The kitchen contains a breakfast nook which overlooks the river where you can enjoy your morning coffee and the incredible views.
A formal dining room provides plenty of space for the whole group to enjoy meals together.
The second floor has three bedrooms and a full bath.
Ruth's Room contains two twin beds.
Claude's corner contains two twin beds.
Don's Den has a queen size bed.
The upstairs bath contains a tub/shower combination.
There is an upstairs bonus room which has a 55 inch TV and the most amazing views of the River and Holston Mountain.
The large covered back deck overlooks the river and contains a gas grill.
