Nice location near the water , we for the room on the ground floor next to the dining hall so privacy was not great and couldn’t really open the windows as any guests in the dining room could see straight into ours

Perfect stay for a beautiful city. The staff on reception and at breakfast were just amazing made our stay extra special. The evening staff catered to our every need!, the breakfast spread was amazing and the hotel is just so beautiful and in a perfect quieter spot on the prettiest street. My Mum and I had the most beautiful trip and the hotel really made it extra special. Thank you so much!! ❤️

Awful! This is the best word to descscribe this hotel. We ended in a room where you can clearly touch ceiling (around 1,95). Room is totally claustrophobic, with the moldy walls, without carpet, with cold ceramic tile on the floor. Room cannot be locked either inside or outside, which bring safety to the poorest ever seen level. Receptionist totally arrogant. After a complaint to the tour operator and a day and night stay in the old roomwe got a room which we paid and which was promoted during a booking procedure. Still, hotel refuses to acknowledge the mistake claiming that those two rooms are the same type. Of course, they asked us "would you like to change to better room". So, there are different types of rooms. Anyhow, difference can be seen in the pictures. The rating itself remains awful.

Our hotel is located in a 14th century building and all our rooms are different from each other, so we have rooms of different types and yes even rooms of the same type can be very different from each other. Specifically, the rooms that we contracted with the agency through which you booked are standard rooms and when you complained about the room assigned you showed us a photo of another room which we promptly showed you and offered the possibility to move since it was available, but you preferred to stay where you were and change the next day for a third room! It is therefore clear that your expectations, perhaps due to an error on the part of the agency, were very distorted and this was reflected in your stay and despite all our efforts to satisfy you, despite the insults received, unfortunately we were unable to make you change your mind! We booked a family room for more than 500euro a night on the website and were relocated to a triple room where they added an additional bed. The room was very small and it was impossible to sleep in 4. We complained upon arrival and was referred to the following morning to discuss with the manager who did not show up at all. Very poor service

Amazing hotel , perfect position in Venice from coach stop 11 mins walk , quaint and beautiful setting next to canal , room view was amazing , rooms lovely , room service impressive clean towels every day , breakfast perfect, staff perfect , set us up croissants and tea at 6.30am for our check out ( they offered ) highly recommended can’t fault it .

This hotel is ideally placed for the tourist attractions of Venice, yet also quiet and serene in atmosphere. The breakfast is varied and very tasty, the staff are friendly and do everything possible to make their guests feel welcome. The rooms are very clean, with maid service daily - clean towels etc. Lovely restaurants nearby and 5 minutes from the nearest water-stop for transport. A lovely hotel, perfectly positioned with great service! Thanks!

The hotel is full of character, quiet and very comfortable. The staff are very helpful and friendly, and there is a good buffet breakfast. It is conveniently located, near Campo San Barnaba and Campo Santa Margherita which both have a wide selection of bars and restaurants. It is only about 20 minutes from the bus station, and an easy walk to the Accademia. We have stayed several times and always enjoyed it.

Beware the con! Sign in bedroom clearly says the bottled water is complimentary and to be used for the kettle. When you check out they present you with an overpriced 'bar bill' for yhe water. When you query it they won't budge and threaten to lock you in and call police. Extremely rude and unnecessary. Also breakfast foods left uncovered, so have a lot of flies. If you have mobility issues there are 2 flights of very steep stone steps up to the lounge and rooms. I would not recommend this hotel
