We had a wonderful stay at Hotel Tavinos. We requested a room with a view of the bay ahead of time, and they gave us one on the 12th floor. The view was fantastic in the daytime and at night. The hotel is in business district that gets very quiet at night but is still a very easy walking distance from multiple convenience stores and restaurants and a grocery store. It's also within walking distance of popular street for dining out, Tokyo Tower, and Ginza, if you don't mind walking a bit. It's a 5-minute walk to a station on the Yamanote Line, which will take you to most of the big attractions and a couple of the Shinkansen stations. Our room was small, as we expected from the photos, but it was designed well and we could fit our carry-on suitcases underneath the bed. We arrived at the hotel hours before check-in and were able to store our luggage in the lockers downstairs so we could explore the city right away. That bathroom was surprisingly big for how small the bedroom is. The lobby is very spacious, and is a great place to hang out, work, or enjoy a very light breakfast snack while drinking tea or coffee. Family Mart is literally a few steps away from the front door of the hotel, and we often ate the rest of our breakfast there. It's also a good place to print out tickets. The receptionist in the hotel lounge helped us with the self check-in process, and everyone who manned the counter was friendly and knew enough English to understand us. We would definitely stay at this hotel again and will recommend it to friends.
