A nice little place, good beds, good breakfasts, an easy access guest house on our way to the coast.

Very clean, very comfortable bed. The property is beautiful and really well decorated, keeping the original features. Plenty parking and a great location for Norton Village. Really easy access and all check in’s done online prior. Would definitely stay again

Small room, but perfect for one person. En-suite, desk and comfortable bed. Very clean, inviting, and value for money. One word of warning - the breakfast was so good that all others served elsewhere will be likely to disappoint. I will certainly be returning when next the opportunity arises.

Lovely large bright and clean room with all the facilities needed including packs of teas, coffees and biscuits. We also had an excellent cooked breakfast served by a very pleasant and friendly landlady. My wife and I would definitely recommend

Fantastic clean and friendly place, great breakfast selection and quality ingredients for the full english. Second time of staying there and as good as I remembered, will look forward to staying again 🙂 Great parking and easy walking distance to shops and food/drink

I stayed for one night only when attending a weekend event at Croft motor circuit. It was a bank holiday weekend and most establishments were either full or had hiked prices right up. Kingswood had a reasonable room rate so I booked there. I booked direct a couple of days before arrival with a very helpful lady, and received confirmation texts and emails. I checked in late, and left early so did not see anyone, but clear instruction given to access property and room given. The single room was tiny, but very clean and had everything you could need including an excellent en-suite shower. It absolutely filled my requirements with nearby amenities and parking on site.

Very friendly, accommodating staff. Comfortable stay, good location for public transport. I stay here 1 week every month for work, travelling from Cyprus. Everything you need is in the rooms: Iron/Ironing board, kettle with tea/coffee and biscuits, hair dryer.

A lovely guest house, nice, clean and comfortable with friendly staff. My initial phone call about a booking was returned very quickly too, which was good. Breakfast was excellent. I also found the parking very easy, which is a great bonus.

Good location, clean and pleasance stay. Good sized, room free parking and easy access for guests arrival throughout the day. A good full English breakfast was enjoyed by every member of our party. Staff were friendly and very helpful throughout our stay. All in all a very pleasant stay at a welcome and reasonable price.

Beautiful house our room was absolutely perfect so fresh and clean the breakfast was amazing staff were great highly recommend we stayed as where going to see a concert so location was great lots of great pubs really near by also bus routes into Middlesbrough but we got a taxi only cost £10

Great location and free parking on site. Staff are very helpful and polite. Room was spotless and bedding very clean. Local area has plenty of places to eat and drink. Tesco Express only a few minutes away too. Look forward to a return visit soon. Well done to the staff.

I booked this BnB very last minute and I stayed in a single bed room. The room was very clean and felt like everything inside it was brand new. The shower was great and I felt safe when I stayed here. I arrived late at night so I was able to enter the building using a key code outside the door. I slept very well with no disturbances and my window was right at the front near the road. In the morning I paid an extra £10 for the breakfast which was absolutely fabulous. Full breakfast, yoghurts, tea, coffee, pastries, toast….. and more. The main thing is that I would definitely stay here again. The staff are all approachable and lovely. Free parking outside was fantastic

Kingswood is always an exceptional stay. I have been in B&Bs the length of the UK, and beyond, over twenty years, but this place is difficult to beat. Consistently meeting their very high standards of tidiness, cleanliness and customer service isn't easy, but they do it, time after time. Keep it up Kingswood - always my go-to place to stay when in the NE!
