This dog-friendly 2 Bedroom (4 adults / 5 if you BYO-bedding) Sea Ranch home has a beautifully furnished open floor plan with full kitchen, dining areas that includes entertainment (stereo, TV, Wi-Fi). Private office off Primary Bedroom. Hot Desk off of Guest Bedroom. Personal 10 min walk to beach. Hot tub overlooking ocean. Enjoy shared pool and tennis at one of three nearby rec centers. HOUSE RULES DISCLOSURE (by booking this listing you acknowledge our Rules): CHECK-OUT TIME: 11AM means you need to be vacated as of 11AM. Out of courtesy to our Cleaners, who only have a certain amount of time each day to clean multiple homes and who will not enter the Property until it is vacated, this is mandatory. REMOVE YOUR TRASH from the home and put into the appropriate Bins, as per Garbage Rules. Assigned Code will also be automatically disabled as of 11AM, so you will not be able to re-enter the House past this time. Please restore placement of any items that you have moved while in occupancy (i.e. art, furniture etc). OCCUPANCY: 5 people max total (including children) this is a firm rule dictated by HOA. 5th person requires that you bring your own bedding to make use of the sofa-bed. Violation can result in Fines. No exceptions. Violation of this rule will result in a $500 charge to guest and immediate eviction. Due to Insurance Liability reasons: ONLY registered guests allowed on the property. Any exceptions to this (i.e. dinner guests etc) must be arranged via Host ahead of time. VEHICLES: 2 Cars MAX, no exceptions (also dictated by HOA Rules). HOUSE GUESTS/VISITORS: Any visitors or house guests should be priorly disclosed to Hosts (for liability purposes). CHILDREN: Children under 2 do not count as guest, provided they sleep in a crib. If you have small children, please do not leave them unsupervised at any point in time. We kindly request that you also do not allow your children to use ANY colored pens or permanent markers while staying at our house, as damages may be incurred and charges remitted to you. To avoid this, encourage games or engaging them through means that do not involve the use of pens, crayons, sharpies, or permanent markers unless you will be supervising them 100% of the time. Thank you. DOGS: $125 cleaning fee per stay. 1 HOUSE TRAINED dogs max. ETIQUETTE: Please ensure you let your dog out to pee/poop in a timely manner, as needed. Any dog urination found within the home following your stay will result in a $50 fee (to cover additional special cleaning required). NOT ALLOWED ON FURNITURE: Please refrain from allowing dogs up onto couch or beds unless you have a special blanket for them to use. BARKING/NOISE: Please don’t allow dog(s) to bark uncontrollably out of respect to quiet environment and neighbors. LEASHED: Make sure your dog remains on leash at all times, on trails and while walking in the community (HOA Rule). PICK UP POOP: Please clean up after your dog (we have had guests who have been lazy about this which is both disrespectful of the environment and other guests). Per Section 6.6(d), each tenant or lessee must receive the following notice prior to occupancy: “To protect wildlife and avoid nuisances, all dogs must be under the owner’s control at all times, and leashed when on the roads, trails, and other property owned by The Sea Ranch. Please minimize barking or howling, and always clean up after your dog. Violations are addressed by Sea Ranch Security (707-785-2701) or law enforcement. Rules 6.3 and 6.6.07 of The Sea Ranch Association.” NOISE ORDINANCE: Per Section 6.6(d), each tenant or lessee must receive the following notice prior to occupancy: “The Sea Ranch Quiet Hours are between 9 p.m. and 7 a.m. every day. Always, and especially during Quiet Hours, please conduct your indoor and outdoor activities in a prudent and respectful manner that will not be disturbing to your neighbors. Violations are addressed by Sea Ranch Security (707-785-2701) or law enforcement. Rule 6.6.03 of The Sea Ranch Association.” Please be mindful of our neighbors during your stay. Our property’s quiet hours are in place to ensure that everyone can enjoy a peaceful night’s sleep. We care a lot about maintaining good relationships with our community, so we appreciate you following our “house rules” during your stay. Violation of this Rule will result in a $500-1000 fine to the guest and immediate eviction. We are committed to Rent Responsibly standards. This means we follow best-in-class guidelines to ensure you have a peaceful, safe and memorable stay with us. We use smart home technology to improve your experience. NoiseAware is a smart home device that measures volume levels throughout the property and allows us to respond to noise nuisances without disrupting your stay. NoiseAware is 100% privacy compliant and is required on this property. If you have any questions, please ask. We are committed to your comfort so please let us know if we can do anything during your stay to make it more enjoyable. HOT TUB: NO ALCOHOL ALLOWED in Hot Tub Deck Area. Hours of use are 7AM-9PM. After 9PM you must absolutely whisper lest Security is called with a Noise Violation due to neighbors. No Hot Tub past 11PM. Violations of these Rules can result in monetary penalties of up to $1000, and loss of HOA privileges by The Sea Ranch HOA Member. Therefore by booking this listing Guests, acknowledge they have read and agree to all Sea Ranch HOA Rules and accept fully responsibility for any fines resulting from their infringement upon these Rules during the duration of their stay. GARBAGE: Bins are located in Wooden Enclosure in Garage. We pay for WALK-IN SERVICE, so trash just needs to be removed from the house and placed in the appropriate bins, Wooden Enclosure safely secured (from Raccoons). * BLACK BIN is for garbage. We are restricted to a 32 Gallon Bin by Sonoma Recology. Garbage pickup is Mondays AM (6-noon). What does not fit in Trash Bin Guests MUST TAKE WITH THEM, no exceptions. An additional charge of $25 will be remitted to Guests who leave extra exceeding bin capacity. Extra Garbage requires a 2nd bin that Host will need to let you into Garage to retrieve AND Recology will need to be notified no later than Friday. NO LOOSE Bags can be outside any bins or Recology will not pick it up. ALL BIN LIDS MUST BE ABLE TO CLOSE. NO LOOSE GARBAGE is to be placed directly in bin as this will cause a nasty smell for other guests. Please use provided Garbage bags. What does not fit in Trash Bin Guests MUST TAKE WITH THEM, home or deposit it at the Annapolis Transfer Station, 33549 Annapolis Rd., 5mi inland of Hwy 1, near The Sea Ranch. * BLUE BIN is for plastic and glass only. * GREEN BIN is for other recyclables (lid should close). TEMPERATURE: The home’s central downtowns heater us on a schedule to reset on a schedule for energy conservation purposes and because guests tend otherwise to forget to turn it off, even when absent. Upstairs relies on wall heaters in bedroom and bathroom, though please remember to turn these off when you leave the house. Plenty of extra blankets are provided. NEST PROTECT: There are Nest devices installed in bedrooms, hallways and kitchen that are legally required fire & carbon monoxide alarms with motion activated night lights that will gently light up when you walk by. The one in the kitchen has been known to go off when something is burning, and we will be alerted so may check in if this happens. NOISE & NOISE MONITORING: The Sea Ranch is a ‘Zen-fully Quiet Community’. Noise Ordinance Rules (no outside noise between the hours of 9PM-7AM). Citations can be upwards for $500-1000 (violation of HOA rules) and you will be held accountable for this. (No playing music while in the Hot Tub, out of respect for the neighbors). Very Blissful stay..... Seaway Bliss did not disappoint ! Each sunset was better than the last. Comfy, stylist furniture in the living room. Kitchen was modern and had ample supplies.. Both bedrooms had outside access and amazing views of the ocean. Hot tub was perfect after long walks on the coast. Of note, there are no stairs down to the hot tub, which could be challenging for some, especially after dark.

Amazing views My wife and I stayed here over Thanksgiving. It was our first time staying on the hill side of Sea Ranch and we were concerned about the distance from the seaside trails. Turns out we worried for nothing because we had a great time in this impeccable home! Great views, very warm in the afternoon light. Well equipped and very comfortable.

Beautiful Sea Ranch getaway! We have nothing but good things to say about this lovely property and our very gracious host! The home is impeccable, beautifully decorated, and comfortable. We enjoyed the ocean views from the upstairs and downstairs balconies, the cozy sunroom (great for reading and napping). The kitchen was great, and had everything we needed for meal prep during our stay. The hot tub was wonderful and relaxing on the last night of our stay.
