This room was advertised with a 5 euro per hour late fee if one arrives after 8pm. I was staying for one night and expected to arrive before 9pm. While the fee was unpleasant, it was not a deal breaker. Unfortunately, with a bit of a train delay and taxi issue, I arrived at 9:06pm. Paolo, the host, asked me for 20 euros. When I had initially told him that my train would arrive at 8:30pm, he asked if I knew of the 10 euro charge per hour. I indicated that we had seen a 5 euro charge but he stated that it wasn’t the case. What I later realized and obtained proof of is that the charge is changed after booking. I protested the 20 euros (he claimed he had waited for an hour and a half but had not) and he gave me back five euros. Ultimately though, he did extract not just an unfair fee but a false fee. It was an unpleasant experience. I did have a second booking nearby which had gone very well so this did not ruin the trip but is worth noting.

Very friendly service, breakfast is good. The location is perfect, very quiet and calm. The internet is okay, but sometimes it loses the connection, especially in evening time. Would be great if room had an air conditioner, instead of a ventilator.

I had the opportunity to stay one night in Rome and it was great. The house is amazing, clean and not far from the terminals and a walk distance from all the touristic and historical places of the city. For those who want to avoid the waves of tourists, you have even the chance to enjoy a chilling day on Borghese Park, really near the house. I wish I can come back someday, would be great! Thanks for everything!

I stayed there for 4 nights and I enjoyed my stay a lot. The place has very good location - it is close Coppedè and a bus stop is only few minutes walk away, but it is possible to walk to the city center as well. Everything was very clean and quiet. Paolo gave some very useful tips about Rome which I really appreciate. Also very important - internet is very good there.

Quiet, nice rooms with own bathroom with shower. Breakfast with fruits, tea and coffee. Near the Metrostation and supermarket, pharmacia and good restaurants. Nice terrazza. The host will do anything to make your stay as pleasant and comfortable as possible

The apartment is very clean and in perfect condition. Each room has own bathroom. Great historic building with wonderful garden. Also Paolo is very nice and respectful guy. Highly recommend to stay there.

Mi dispiace dover dire che è stata una pessima esperienza. Appartamento molto datato, con mobili arrangiati. Il bagno cadeva a pezzi. Doccia o bollente o gelata e water con scarico rotto. Proprietario gentile nei modi ma purtroppo assolutamente insufficiente a colmare le carenze della camera. Siamo andati via dopo la prima notte pur avendone pagate due anticipatamente, compresa la tassa di soggiorno, spiegando che non era possibile continuare il soggiorno in modo confortevole pur sistemando lo scarico rotto. Ho trascorso un soggiorno davvero piacevole. I proprietari si sono dimostrati molto disponibili e accoglienti in ogni momento. La struttura è curata e silenziosa, e si dorme davvero bene: letto comodo, ambienti tranquilli e atmosfera rilassante.
