Anfa Royale Hotel

If I can give 0 stars for service, I definitely would! I've stayed in different hotels in my lifetime and this is the only place that I will take time to write a review so people can steer clear from this place. SO MANY RED FLAGS! The night of 3/30 our family spent a full day at EK and drove back to Lipa late that night. Since all of us were exhausted and in dire need of a shower, we decided to look for places with vacancies (we need 2 rooms). We called this place twice to confirm the room availability and if they have hot water (for my toddler). Both times that we spoke to the night shift front desk, we were told that there is a hot shower. We got to the hotel around 2330h and the night shift receptionist explained to us the difference of the 12h (checkout is the same time as you checked in) stay vs overnight stay (free breakfast). This place is strict on the 12h stay where we cannot extend nor do a late check out (should we decide to do a late check out, there will be additional fee). That was not an issue to us since we only needed a place to sleep and a hot shower (for my toddler). While checking in, we asked the front desk again about the hot shower and she said they did have hot water. we paid for 2 rooms in full with my AmEx and went to the rooms. This place also does not have elevators. The entrance is grand however the hallway and rooms are old and does not look clean. When we got to the room, there was no hot water. We called the front desk and they said that they will check. Never heard anything from them so I went to the front desk & followed up with the receptionist. She said that the maintenance guy is checking. This "checking" turned into over an hour delay, she then said that there will be no hot water until the morning. I told her that this wouldn't work since I need to give my son a shower because we came from a theme park. Front desk tried to recommend that we can move to another room (same rate or downgrade) with hot water. I told her we can move to another room but if it's a room cheaper than what I paid for, then they can just adjust my bill upon checkout. The receptionist told me that she cannot adjust what I paid for since they cannot issue a refund (RED FLAG). She then added that since I paid via credit card, they cannot issue a refund. I explained to her refund can definitely be done using a credit card. It's debit cards that usually don't have a refund service. She then tried to gaslight me by saying that's not how it works (like this is the first time I'm using a credit card LOL). So at this point I told her we are no longer staying here and we will leave after I get my money back. This back and forth with the front desk receptionist went on for hours. My husband had to shower our son with cold water to remove the dirty water from the water rides he went to while at the theme park. I asked to speak to a manager/supervisor as clearly the night shift receptionist is incompetent. I demanded to speak to the owner -fin
