Location and cleanliness is a plus point for this stay! It close to all the interested spot in town!

Book 2 rooms. Ask if i can have side by side room. And they upgrade 1 of my room so we can have side by side room. 😁 room is clean and very good especially the room with the dining tablex near to market, foods, small shopping mall, walking diatance to gaya night and weekend market. If i only had one complain, is breakfast choice. Maybe they can improve more choice once people pick here. Yes, so far its not worthit as this hotel is new and not too busy yet (hint)

Fantastic location opposite the Filipino Market and many coffee shops around for good food. Apartment style with cooking facilities in the room with crockery. My room has gorgeous views to the sea.

Disappointing Service – Room Type Changed Without Notice & Flooding Incident I had booked a sea-view room from 21st to 26th December, paying extra as I wanted to enjoy the sunset views during my stay. However, I was extremely disappointed with the service I received. Due to a change of plans, I informed the front desk on 21st December, when I checked out, that I would be staying in Labuan for the night and checking in the following day instead. Despite this, when I arrived on 22nd December to check in, I was shocked to discover that my reserved sea-view room had been given away to another guest! To make matters worse, I was assigned a city-view room without being informed of the change. I only found out after I went up to the room with my luggage, expecting the sea-view I had paid for. I then had to go all the way back down to the reception with my luggage to address the issue. When I raised my concerns, I was told that I was marked as a “no-show” on the 21st—even though I had clearly informed the staff in advance of my late check-in. To add to the frustration, on the second day of my stay, the washing machine in my room caused flooding, leaving the floor soaked. Thankfully, a staff member named Rafiy quickly assisted me and provided excellent service to resolve the issue. I truly appreciate her professionalism and quick response, but the inconvenience of dealing with this after an already poor check-in experience was frustrating. This level of service is completely unacceptable. Not only did I not get the room I paid for, but there was also no communication from the hotel regarding the change. This ruined my plans to enjoy the sunset views I had looked forward to so much. While I commend Rafiy for her helpfulness during the flooding issue, I hope the hotel improves its communication, reservation management, and maintenance to ensure other guests do not face the same disappointment.

First day my room is half ocean view so l say somone check in front. Becauce l reservate ocean view room. Next day she change full ocean view and bigger one. Citadins has good view! .l enjoy my kk trip.

Really spacious room. House keeping fantastic. Loved our sunset view. Only thing is the internet was terrible. We kept asking front desk to fix it, and only at the third ask did they send a technician up.

I had a wonderful stay in this hotel. They even upgraded my room to Premier King One Bedroom type with beautiful seaview. Front desk staff is friendly and helpful. The bed is very comfy and they do housekeeping daily to keep the area clean. Will definitely recommend others to stay here.

New hotel. Good location, opposite the wet market and Philippino Market. There are local coffee shops within walking distance. Value for money.

Hotel amenities were top notch, the location is great as you will be able to find anything you need within walking distance.

Sewage smell in room bathroom.  Room did not get cleaned until 4pm.  Common lounge area required drink purchase.

We spotted a huge Cockroach in the hotel room during our stay but we weren't able to find the number on the room phone to access the guest experience or concierge. Hence, we took extra time to contact the Ascot staff on the website by ourselves. It took around 30 minutes for a cleaning staff to come. We had been feeling anxious that we ended up managing to kill the cockroach ourselves before the cleaning staff arrived. We were completely disappointed and felt unvalued by the so-called 4-5-star hotel. Even though we came down to talk to the manager about a room upgrade, the manager told us that she had a meeting coming up and that there was no guarantee. Despite we ended up getting a room upgrade, the hotel experience was unsatisfactory with unprofessional trained staff. Please consider an alternative stay.
