You’ll be just minutes from festivals, world-class golf, restaurants, shopping, & entertainment. Watch the palms sway & relax in the spa while absorbing the Coachella Valley vibes! OUTDOOR & POOL The 12,000 sq ft corner lot features a spacious heated saltwater pool & spa, over 2,000 sq ft of brand new turf, new loungers, and oversized umbrellas to play and lounge, and multiple seating areas under the covered patio - all the space you need to relax and have fun with family and friends! ✔ Resort-style pool includes a shallow shelf for lounging under the umbrella or playing with the kiddos. ✔ Pool includes a waterfall and seating just below the spa - upon request pool can be heated daily for a fee, please see below (spa heated on-demand free of charge). ✔ Large covered patio with dining table, additional seating, & string lights. ✔ Comfortable outdoor couches & chairs surround the gas fire. ✔ Sun-loungers & brand new oversized umbrellas provide great shade. ✔ Open area for outdoor games (connect 4, bocce, cornhole, and more provided). ✔ Check out the mountain views too! INDOOR SPACE The indoor space lives large with an open flow, desert-inspired designs, multiple comfortable seating areas, and lofted living room/kitchen ceilings. ✔ The recently refreshed interior includes new paint, mattresses, linens, decor, ceiling fans, and more. ✔ Kitchen fully stocked with all new items (new pots/pans, plates, cups, silverware and more!), drip coffee & Keurig, and all the appliances you'll need! ✔ Large dining table that seats 8 ✔ 75” smart TV with Sonos Soundbar. ✔ Comfortable Sofas with pillows and blankets (can be converted into an additional full-bed) ✔ Foosball and board games. ✔ The finished garage with AC mini-split and new Ping-Pong table provides another space for fun! BEDROOMS Enjoy a restful night’s sleep in one of the two king bedrooms, or the primary suite with two full over full bunk beds and large attached bathroom. Pool is heated to 88 degrees! This is effective for bookings beginning January 2025. (Spa heating to 103 degrees on-demand and free of charge for guests, controlled by on-site Alexa device). Toiletries and supplies: Hosts provide a few days worth of shampoo, conditioner, body wash, hand soap, facial tissues, and toilet paper. Dish soap, cleaning supplies, and laundry detergent is also provided. Guests are responsible for supplementing these items after initial allotment is used. City Ordinances: The city of Indio strictly enforces city ordinances - any citations (Typically $1,000 per occurrence, but subject to change) will be the responsibility of, and billed to, the booking guest. **Amplified Sound: No radio receiver, karaoke machine, sound device, speaker, instrument, phone or any machine that produces sound shall be heard beyond the property line at any time, day or night. **Noise Outside Short Term Rental: Occupants of the Sunset Splash Retreat home shall be prohibited from using all outdoor games & amenities, or any outdoor activity that creates noise outside the short term rental between the hours of 9:00 pm to 8:00 am Sunday through Thursday, and 10:00 pm to 8:00 am Friday and Saturday. **Occupancy: This home has a max occupancy of ten (10) guests. There are no exceptions. The city of Indio's citation for over occupancy is $1,000 (subject to change) per occurrence, which will be billed to the booking guest. In addition to the city citation fee, eviction will occur immediately (with no refund) if the occupancy limit is exceeded.
