About this space *2 min walk to Med Center & metro to downtown & NRG *5 min walk to Rice Uni area *10 min walk to Hermann Park *Suitable & spacious for 1 to 8pp *A light airy all hardwoods 3 bedroom / 2 bath private duplex *2000 sqft upstairs unit in newly furnished 1940s house *Wifi, Smart TV, W/D access, ample luxury bedding in each room, towels & comp bathroom amenities & coffee galore! *Dyson Hepafilter &/or GermGuardian units in all rooms *Full kitchen *Private entrance *1 off road parking or permit spot This is a beautiful, clean, well cared for, welcoming home & our goal is to make your stay as pleasant as we are able. Our forte, backed by our reviews, is hosting families, friends, academic & medical professionals visiting the Houston Medical Center & Rice University both only a short stroll from the duplex. The living & dining areas are approx 1000 sq ft, all hardwoods with refreshingly large windows looking out into the treetops. There is a Dyson Hepa Filter unit to keep the air clean & indoor air quality high. The retro kitchen is fully equipped with both gas & electric appliances, kettle, coffee machine, plate wear, glasses (from moscow mules to martini glasses & everything in-between), utensils, pans, oven gloves etc. And great tasting, high quality water throughout the house with the whole house Culligan HD-950a three-stage filter system. The dining table seats 6, the games table 4 & there is comfy tv seating for 6+. As well as the 55" SMART TV, there is a Geneva Sound System to bluetooth your favorite tunes to. There are 3 bedrooms: - The 1st front sea blue bedroom features a plush aloe vera queen mattress & has a walk in closet, an ensuite bathroom, desk, seating, a Wolfe convertible chair (converts to a twin bed when needed) & looks out over the old oak tree in front of the building - The 2nd rear sky blue bedroom has a firm memory foam queen mattress, a reading chair, desk, a Shayne Convertible Sofa (converts to a full size bed when needed) & shared bathroom - And the 3rd rear forest green bedroom has a medium memory foam lavender queen mattress, desk & a shared bathroom (though the smallest room, it is my personal favorite) All bedding, linens & towels are washed & treated with UV-C lights between guests. We consider the cleanliness of your environment to be paramount. (Cleansebot uses FOUR UV-C lamps to blast away 99.99%+ of germs and bacteria) There are full length mirrors & desks in each of the 3 rooms & each bedroom is also equipped with charging units for your convenience & white noise machines for your privacy. The two bathrooms are stocked with fluffy bath, hand & face towels & a variety of amenities, just incase you forgot something, as well as hairdryers, flat iron etc Hopefully we have thought of all the little things that will make your stay an easy one ;) Though there are both front & rear entrances to the flat, the front entrance visible from the street is where the keypads are located for you to enter & exit the building. If you need anything during your stay, reach out & if we can help, we will! The entire upstairs duplex you are looking at is private. The back deck sun lounger area, Weber, bicycle rack & washer/ dryer, all located to the rear of the building, are shared with the bottom duplex. IMPORTANT as we price to NOT exclude single travelers & couples from enjoying our home: - The maximum occupancy of the unit at all times is 8pp including children - Integrity in numbers matters. Your reservation needs to match your guest count for you to be our guests. If that number changes, you must change your reservation prior to arrival so we can prepare for you - Our forte, backed by our reviews, is hosting families, friends, academic & medical professionals visiting the Med Center & Rice University. We are located in a quiet neighborhood & our home is not suitable to be used as a party venue - To meet the neighborhood watch requirements, please provide us with EACH guests name at least 24hrs prior to arrival. Though we require, we also appreciate your co-operation as we cherish our neighborhood & community relations & the safe environment that it encourages. 1. Please tell us a bit about yourself along with the general purpose of your stay so we can prepare for your arrival. 2. Please include the full names & ages of your guests in your reservation to provide to our neighborhood watch as a condition of rental. 3. It is important the number of guests in your reservation matches the number of guests that attend. The maids also use this to provide ample amenities, supplies, breakfast choices & set up the bedrooms. And they are also re-numerated accordingly. 4. An ETA is always appreciated so we can make sure the duplex is cooled for you (Houston is sweaty!) 5. Please let us know if you would like parking for one vehicle at the unit so we can forward the relevant information to you the day before arrival. In town for chemo treatment I booked this duplex for my 6 day chemo treatment at MDA. The house was very clean, comfortable, and was exactly as described online. My six day day turned into two weeks, unexpectedly, but Sarah was so kind and helpful extending our stay out to prevent us from having to move elsewhere. She checked in with me often and truly cared about my progress. We will definitely seek out this duplex for future visits to Houston!
