Holiday house Le Roussenq-Moulin Neuf at Floressas measures 205 m² and houses various ECO facilities. This in 2018 completely renovated old water mill is situated on a property over 4 hectares and surrounded by nature and the Cahors vineyards. The course of the stream “Ruisseau de Sainte Matré”, which once supplied the water mill with water, is the frontier of the property and is situated a couple of meters aside the covered summer kitchen. All together an ideal place to relax and make various trips. Through the entrance (5m²), you walk either into the large living room (58m²), or the adjoining kitchen (18m²), or into the hallway to the 3 bedrooms and 2 bathrooms en suite. 1 bathroom(5m²) is located between 2 bedrooms (14,5m² and 13,5m²) and is accessible from both bedrooms en suite. The largest bedroom of these 2 has a walk-in closet. The third bedroom (28m²) on this floor has en suite the second bathroom with separate toilet, and a walk-in wardrobe. The 2 x single bed 90x200 cm can be placed against each other and an extra top mattress 180x200 cm is available to make it a 1 x double bed 180x200 cm. On top of these 10 people, there is the possibility of accommodating 1 child up to 3 years old. On request, a cot and high chair are provided. From the entrance the natural stone staircase leads to the basement where there are 2 more bedrooms (16m² and 14m²) each en suite with their own bathroom including toilet and air conditioning/heating. All bathrooms are equipped with a sink and Italian shower. 3 bathrooms also have their own WC. There is a fourth WC in the corridor next to the entrance. The basement excluded, the house has underfloor heating connected to a heat pump, one of the ECO facilities. This also provides hot water via a loop, so that hot water flows directly from the taps throughout the house. The solar panels supply part of the electricity needs, again one of the ECO features of this house. The large elevated terrace (80 m²) located next to the heated saltwater pool (36 m²) is accessible from the kitchen, the shared bathroom, the bedroom (28 m²) and from the garden. Here, the dining table 3.5 x 1.0 metres with 10 chairs, lounge set for 10 people including 2 height-adjustable terrace tables and mobile parasols offer plenty of opportunity to fully relax while enjoying the peace and quiet, the beautiful weather and a good book. The terrace is fully fenced, allowing small children to play there safely without permanent supervision. The area around the pool is enclosed by a childproof fence with 2 entrance gates each with a childproof lock. Near the large covered outdoor kitchen is a playhouse for children with 2 swings, and climbing equipment. The covered outdoor kitchen (4.9 x 9.6 = 47 m²) is equipped with a countertop as a workplace and a sink, cold running water, a grill plate, a fridge, electricity and a fixed BBQ. The 2.9-metre-long dining table offers ample space for 10 people. The outdoor kitchen is practical by the kitchen sink - and above table atmospherically lit for shared cosy evenings, even if it is not dry for once. There is plenty of parking around the house. The spacious garage has room for 2-3 cars. Also located here is the charging unit for electric cars, another ECO feature. With the remote control, the garage door is easy to open and close. The fruit on the fruit trees and in the vegetable garden, when ready to harvest, is for guests' use. The village of Boulvé is 3 km away and there is a grocery shop there where all groceries are available. Opening hours are from 16:00 - 19:00. In the nearby villages of Puy l'Évêque (10 km) and Prayssac (12 km), you will find all amenities such as supermarkets, bakery, butcher, greengrocer, restaurants, veterinarian and family doctor. Both villages have an attractive and cosy village centre. The region also lends itself to visiting one or more wineries. The nearby village of Floressas is home to Chateau Laur where such a tasting can also take place in English. Besides French, English is mostly spoken, although not always... Day trips in the region include: Saint-Cirq-Lapopie, Grottes de Pech Merle (Impressive caves for which resevation in advance -through Internet- is required. Temperature all seasons: 13°C !!), Rocamadour, Parc des singes Rocamadour (Monkey park), Spectacular show of birds of prey at Rocamadour, Parc Animalier de Gramat (latrge Zoo), Z'Animoland at Monbalen (small Zoo). Holiday house Le Roussenq-Moulin Neuf at Floressas measures 205 m² and houses various ECO facilities. All together an ideal place to relax and make various trips. Through the entrance (5m²), you walk either into the large living room (58m²), or the adjoining kitchen (18m²), or into the hallway to the 3 bedrooms and 2 bathrooms en suite. 1 bathroom(5m²) is located between 2 bedrooms (14,5m² and 13,5m²) and is accessible from both bedrooms en suite.
