I cannot fault this location at all. It's fairly central to the city and I was able to access bus routes and other means of transportation. Duncan and Mei were just fabulous, there's no beating about with that. Duncan was available night and day for any queries a person might have had and was kind enough to rectify any issues. I made an enquiry on the morning of my second stay about decaffeinated tea and these were arranged for breakfast the following morning. My room was clean, smelt fresh and my bin was emptied every day. Everything was as described. The property is old, by that I mean it is in an older area of the city, so there are small cracks in the masonry but this wouldn't affect you at all and it did not affect me in the slightest. Bed was cosy, sheets clean. I paid £10 to upgrade to a better room from a single to a double with private bathroom and this paid off well for me. The extra privacy enhanced my comfortability. There was a lot of availability for items at breakfast, juices, water, tea, coffee... With some cereals, toast, jams, and yoghurt. You also get a hot option, and Mei was kind enough to remove the meat from mine. Every morning, when I came down, she ensured I wanted the same thing. On the first morning of my stay she was kind enough to chat to me for some time and give recommendations on where to go in the city. Duncan also identified the best bus routes for my stay. Duncan and Mei, you were amazing.

We needed overnight accommodation as we went to the Tattoo, but during the Fringe accommodation is super expensive. We were pleasantly surprised with the price, the friendly welcome and the great breakfast. Location is a 20 minute walk from the Old Town, but there are plenty of buses just across the road. Free parking and Wi-Fi. Room was spacious, clean and comfortable. Security was good with keypads so we felt very safe. Our host was lovely and worked so hard to make us feel welcome. Breakfast was great with plenty of choice both continental and cooked. Overall, very happy with our stay.

Well as they say , this most definatly what it says on the tin. I've never seen such appalling accommodation, bed sheets had not been replaced dust everywhere. You could smell the dirt on the pillows, and didn't even have a sheet on the bed just a mattress cover, so obviously been used counless times and not cleaned. I would not class this as a even a 2 star hotel, the worst we've ever seen in years of travelling. Not recommend 😕 more like a 1/10 and that's being generous, little or no effort made and it shows.

Excellent b&b, good breakfast, good ensuite shower room, plenty of hot water, comfy bed and fresh towels and overall very clean, husband left his Jacket behind and Duncan posted it on to us in York, how's that for service.

The hostess gave a very warm welcome and was friendly and helpful. Unfortunately, the whole place was tired and desperately in need of TLC and a good clean. Breakfast was basic and again the dining room and self service food area was in need of a good clean and some general refurbishment. Location was good. Excellent bus services. I think a bit of attention to detail and decorating could give this place the uplift it desperately needs. The price was much more than I would normally expect to pay for accommodation of this standard! A little disappointed.
