Close proximity to Big Barbee Lake (all sports lake)Little Barbee is part of the Barbee Chain of Lakes with plenty of room to boat and fish. Please contact me and we'll do our very best to accommodate your scheduleThe spaceWe love the quiet, peaceful resting place this cottage provides with all the amazing panoramic lake views. Cool and inviting in the summer and warm and cozy in the winter!A chat with a local lake resident may result in the best places to catch a variety of fish - Bass, Bluegill, Catfish, Yellow Perch, Northern Pike and maybe even Muskie!Our home is set up to accommodate 4 guests. It's best suited for a couples get away or for small families. We may be willing to make some exceptions based on ages of guests.April thru Oct these amenities are available at the cottage: • Private pier provides easy off and on water access for boaters/jet skis or Kayaks***Important Safety Precautions: We have 2 under water fans located on our lake property. They are marked by polls above the water. Please avoid swimming or approaching the areas around the underwater fans. These devices use powerful currents to move debris and can pose a danger to swimmers.• Patio Area - Complete with BBQ grill, firepit (firewood is provided) and comfortable sitting area!• 4 Kayaks and lifejackets• 2 Cornhole yard games• Swimming is not recommended at this time due to the bottom of the lake being murky - we are working on this and hope to have a swimming area soon...Guest accessYou will have full access to our home, laundry area, back yard and patio area. The pier will be yours to use during your stay with us. We encourage you to bring your own boat and/or jet ski's. Friendly reminder: The lake does have a 10 mph speed limit, though Big Barbee Lake may be used for all sports activities.*The extra garage on the property is not available to guests at this time...Other things to noteBecause of the quiet, peaceful sitting of our lake cottage community, we kindly ask that you are respectful to our neighbors by keep your time at our cottage quiet, no loud parties please!***The water at the cottage can tend to have a smell and if this is an issue, you are welcome to bring drinking water to use during your stay. There is an extra fridge in the entrance to keep water cold.We have 2 security cameras on our property.... 1 at the entrance of the house (garage entrance door)1 on the side of the house facing the detached garage. These will be on for the duration of your stay. The number of guests that are listed at the time of your reservation is the amount of guests allowed during your stay. Extra guests are not allowed without permission from us in advance! Home has a pier to park the boat you bring or for your rental from one of the two marinas on the lake. Discover the beauty of the Warsaw area from this charming 1300+ square foot, 3-bedroom cottage with an all window front providing a beautiful and unobstructed view of Big Chapman Lake, Day and Night. Nestled in a peaceful setting, this gorgeous retreat offers 2 queen beds, 1 bunk bed, 1 child bed, and 1 roll-out twin bed for a tranquil night's sleep. With amenities including AC, gas furnace & fireplace, tv's in every room, WIFI, washer & dryer, firepit, propane grill, large deck, kids fishing rods, a few blow-up kayaks, large garage with 55 inch tv, ping pong table, foosball , air hockey, game table, and couch (especially nice for rainy lake days), flat lot to the water with swimming area, and plenty of paved parking, guests can relax and unwind in this cozy space. We have many, many great restaurants nearby and will share some of our favorites in our guest book we are building. You're sure to make fantastic memories with a stay at our place. Separate from the cottage, typically beginning in May through mid-October, we have available under a separate lease agreement a nice tritoon for your enjoyment. The tritoon, a 24 foot Sylvan with a 115 hp Yamaha outboard engine, can easily board up to 10 people. It's a very nice boat for cruising the lake, heading to the sandbars, and for fishing. For those of you experienced and comfortable with safely driving and navigating a large pontoon, please let us know and we will provide the pontoon rental cost, lease agreement and further details. Note the tritoon can be rented for a single day, a few days, or all of your stay, but we ask that it be leased for consecutive days only. Important note: if you desire to bring your own boat, please send an inquiry to us before booking as we have very limited space to dock a second boat. As a final note, our dock it typically removed on or after November 1 each year, and reinstalled the 3rd week of April, however these dates could be subject to change depending on our vendor's schedule, weather conditions etc., so please check with us via inquiry before booking.
