The roads require 4WD for November through April (however it can snow in October and in May!). The roads are plowed after 6 inches of snow. You do not need a 4WD or AWD in the summer but be aware that the dirt roads in the neighborhood are bumpy!There is no air conditioning unit here. It is very rare in our county to have one installed in a house (even brand-new builds!). The nights are cool in the summer so to cool the house off you can open all the windows at night, then close them during the day and you stay cool!
