Welcome to "Moose Lake Retreat," nestled on the shores of Moose Lake in Hayward, WI. This cozy 3-bedroom log cabin with a loft accommodates up to 6 guests, providing a warm and inviting escape. Direct access to ATV and snowmobile trails ensures adventure is at your doorstep. Cast a line from the dock, or simply relax by the cozy fireplace. Discover the charm of Hayward and the tranquility of Moose Lake while you unplug, disconnect, and relax at Moose Lake Retreat! USE OF PREMISES. It is understood and agreed by the Parties, that the Tenant shall use the demised premises for the purpose of vacationing only. Landlord does not rent to vacationing students or singles under the age of twenty-five (25), unless they are supervised at all times by an adult or guardian or parent. By renting this property, the Tenant agrees there will be no vacationing students or singles under the age of twenty-five (25) in the premises, unless they are so supervised. Violation of such paragraph, would terminate the tenancy at the time of knowledge, forfeiting any and all security deposit and still require the Tenant to pay for the full term of the occupancy, without recourse. FIREWORKS: It is hereby understood and agreed by all parties that no fireworks may be set off at any time, in the premises or on the grounds. Violation of this provision will be subject to a $500 fine per occurrence plus the Tenant will be responsible for any and all damages to the property and to the property of any neighbors. Again, there are absolutely NO fireworks allowed to be discharged on premises. ITEMS PROVIDED. Landlord shall provide all bedding, basic kitchen accessories, kitchen, hand and dish soap, fire pit. ITEMS NOT PROVIDED. The Guest shall be responsible for providing the following, but not limited, items: beach towels, bathroom soap and hair shampoo, firewood (if you want to have a bonfire and something to light the fire with), yard toys (like volleyball, frisbees, soccer ball, softball and bat, football to play catch with), DVD's for a rainy day, and board games. It is also understood that there is not a landline telephone at the premises. MAXIMUM OCCUPANCY. It is hereby agreed and understood by all parties, that the maximum number of guests on-site is limited to the maximum occupancy listed in the description above. In the event, a Tenant is determined that more than the max occupancy of guests are on-site, other than visiting, this may be grounds for immediate eviction and all advance payments will be forfeited. CAMPERS OR TENTS: No campers or tents are allowed on-premises. CHECK OUT TIME: is 10:00 AM. If no prior arrangements have been made for a late checkout, you may be charged up to $150 per hour to cover the extra time housekeeping must wait. FALSIFIED RESERVATIONS. It is understood and agreed by the parties, that any reservation obtained under false pretenses will be grounds for immediate eviction and all advance payments will be forfeited. INDEMNIFICATION. It is hereby understood and agreed that the property manager, LLC, Property Owners and its employees, agents, or principals and assigns, shall not be liable for any and all damage or injury to or of the Tenant, Tenant's family, guests, invitees, agents or employees or other persons entering the premises and Tenant hereby agrees to indemnify, defend and hold the property manager LLC and Property Owners harmless for any and all claims or assertions of any kind or nature as a result of injuries which may occur on the premises. This indemnification includes, but is not limited to, any damage or injury which may be incurred by Tenant, Tenant's family, guests, invitees, agents or employees or to any other person for damages or injuries which may arise from any contact, act, inaction, interaction from any and all animals, domestic or wild, which such damage or injury occurs on the premises. EMERGENCY ACCESS. It is understood and agreed that the Landlord shall have access to the premises at all times for emergency purposes. If it is a non-emergency, Landlord shall be required to provide Tenant with a twenty-four (24) hour notice, which may be verbal and/or written. Tenant agrees to not unreasonably withhold access to the premises. IMPORTANT: You can rest easy knowing your space is covered with $3,000 In "All-Risk" Damage Protection. Although rare, accidental damage from guests does happen. Traditionally, this was managed via a security deposit or vacation rental damage insurance purchased by the guest. Both are cumbersome and often have big limitations in protection. With "all-risk" protection, all accidental damage from guests is covered unless it's specifically excluded such as, but not limited to, normal wear and tear, infestation, or prior damage. Pet damages will be invoiced to the guest if damages is above our pet fee of 125$. Guest is fully responsible for their pet while staying with us. This 3 bedroom/2 bath cottage sleeps 6 and is just minutes from Hayward.This lake cottage features a full kitchen with granite countertops, modern appliances, central air conditioning, living room equipped with a smart tv and free WiFi and private dock for your boating and swimming enjoyment. Enjoy the spectacular views from the 3- season room and large deck that overlook Round Lake. Everyone will enjoy the lower level rec room filled with entertainment complete with a gas fireplace, tv, foosball, ping pong, dartboard and card table. Plus many card and board games all ages will be sure to love. Enjoy evenings by the outdoor fire pit, just steps outside from the screened porch. A walk down the steps will bring you to the dock where you can tie up your watercraft of choice for your water adventures. A canoe with paddles, two bicycles (child/woman's size) and a floating oasis (I-float) are provided for your enjoyment. There is also a propane gas grill provided for your cooking and grilling needs.The Master bedroom is located on the main level and offers a queen bed, large walk-in closet, master bath and patio doors that walk out onto a private deck. Bedroom #2 has a queen bed and is located on second level.Bedroom #3 has 2 twin beds and is located on second level. There's also a FULL SIZE Sofa Sleeper in rec room and one air mattress available.The dock accommodates boats up to 40 feet in length. The water level at the end of the dock is about 4 1/2 feet deep. Please note that the dock is typically pulled from the water mid-to-late October, dependent on the weather. The water is clear to about 10 feet of depth, so swimming can be done from the dock. Water shoes are recommended as some areas have a gravel bottom.Round Lake is approximately a 3,000 acre lake with 19 miles of shoreline with many bays. The lake is a spring fed lake and is so clear - you can see the bottom at 10 ft. It has a sandy bottom and shoreline and is great for swimming, fishing, boating, kayaking and canoeing. Round lake does have a public beach for kids to enjoy a sandy beach. There are several other beaches and sand bars obtainable by boat.For your convenience, there is an on lake boat rental service located at Round Lake Marina.Please refer to the rental agreement prior to booking.This is not a party house. The neighbors watch this home closely. If we get noise complaints from your group you will be fined $500 and be banned from booking with us again.This home is a non-smoking and non-pet home.
